Modernising a Central London Office Without Losing Its Character

That was the approach Prestige Interiors took when refurbishing the 3rd Floor West office at Portland House on Great Portland Street for The Langham Estate.

Located in the heart of Fitzrovia, the 1,691 sq ft office had a strong starting point, with sash windows, good natural light and a location close to Oxford Street and Regent Street, with Oxford Circus also within easy walking distance.

Rather than hiding those qualities behind a completely new look, we worked with them, combining the character of an established Central London building with the practical requirements of a modern office. The result is an open-plan workspace that feels fresh while retaining the character of the existing building and its surroundings.

Designed for flexibility

The open-plan layout gives the incoming occupier the freedom to configure the office around its own requirements. The space can accommodate up to 19 workstations and includes LED lighting, a kitchenette, air conditioning and 24-hour access, providing the practical infrastructure occupiers expect today. The refurbished office has also achieved an EPC rating of B, adding to its appeal as a modern, efficient workspace.

For a landlord, the value of a refurbishment comes down to what the finished space offers prospective occupiers. At Portland House, the result is an office that is ready for its next chapter while retaining the qualities that make the building distinctive.
